Steps to Follow Regarding Real Estate Taxes and Legal Procedures in Northern Cyprus
Once the selected property has been paid for, or the deposit has been made, a Sales Contract will be signed.
This applies to both new and resale properties.
1. Registration of the Sales Contract
You must register your original signed contract with both the Land Registry Office and the Tax Office.
After the market value of your property is calculated based on the current exchange rate:
Turkish Citizens will pay 3% of the contract value to the Tax Office.
Foreign Buyers will pay 6% of the contract value.
In addition, a 0.5% Stamp Duty will be paid.
Once these payments are completed, your contract becomes legally valid, and you must proceed to the Land Registry Office to complete the registration.
After registration, you must obtain a Police Clearance Certificate (Criminal Record) from the authorities in your country of residence and submit it to the Ministry of Interior to apply for Property Acquisition Permission.
The application fee for this permission is half of the current minimum wage.
Approval typically takes 1–2 months for Turkish citizens and up to 1 year for foreign nationals.
2. Title Deed Transfer
Once your acquisition permit is approved and your property is completed, you can proceed to the Land Registry Office to receive your title deed.
At this stage, you will pay an additional 3% title transfer fee, after which the title deed will be issued in your name.
